  • Complete the lease process by reviewing all lease documents in person with the tenant(s) prior to move in.
  • Take a set of appropriate move in and move out pictures.
  • Handle tenant problems.
  • Fully account for all money collected on the owner’s behalf.
  • All collected rent and deposits are maintained in appropriate trust accounts, reconciled as required by law and subject to periodic auditing by the Nevada Real Estate division.
  • Prepare fully computerized and detailed monthly statements accounting for all income and disbursements
  • Obtain bids and coordinate repairs. Advise our clients prior to any excessive expenses regarding their property.
  • Ensure all required maintenance is done in a timely manner.

Lease Only Services

Let us do all the work in finding a new tenant for you – you then take over the management of your own property. At some future time you may decide that you would prefer us to provide full professional property management services.

  • Provide rental applications and all other documents necessary to meet Nevada’s Landlord /Tenant Laws.
  • Thoroughly screen all prospective tenants by working with a professional screening company through AppFolio to obtain credit history and civil and criminal histories. Our staff verifies employment and past rental information to the extent available.
  • Complete the lease process by reviewing all lease documents in person with the tenant(s) prior to move in.
  • Once the tenant is in place we then turn over to you an accounting of funds, originals of applications and lease documents and keys. You then will work with the tenant and collect monthly rent and handle any issues that might arise. Upon move out you would prepare and submit the security deposit reconciliation directly to the tenant in accordance with statutes.
